job description
The Maintenance Technician will be responsible for performing maintenance repairs and diagnostics across residential properties.The maintenance technician is responsible for performing general maintenance and repair duties to ensure residential and or commercial properties are well-maintained, safe, and operational.
This position plays a critical role in maintaining tenant satisfaction and supporting the overall functionality of the property.
key responsibilities
- Perform routine maintenance and repair of building systems including electrical, plumbing, HVAC, appliances, and carpentry.
- respond promptly to work orders submitted by ensuring timely and professional service
- properly track ticket progress until completion, logging information within work order system
- prepare vacant units for new tenants, including painting, repairs, and cleaning
- maintain common areas, including hallways, lobbies, laundry rooms, and
- clean and maintain external property grounds
- assist with seasonal tasks such as snow removal, landscaping, and HVAC filter changes
- maintain an organized inventory of tools and supplies, communicate with maintenance manager when time to reorder
- participate in on-call rotations for after-hours maintenance emergencies, including holidays, weekends and late nights
qualifications - must have a valid driver’s license and reliable transportation
- high school diploma or GED required; technical certifications, EPA, HVAC, plumbing, electrical, universal CFC type 1 license a plus
- minimum two years of experience in building maintenance, preferably in multifamily or commercial real estate
- awareness of local building, fire, and safety codes a plus
- working knowledge of building trades and systems, plumbing, electrical, HVAC, drywall, painting
- strong customer service skills and ability to interact professionally with tenants and property staff
- ability to work independently, manage priorities, and meet deadlines
- reliable attendance and responsiveness to on call duties
- physical ability to lift up to 75 pounds, stand up for eight hours, climb ladders, and work in varied weather conditions
- experience with Yardi Voyager preferred
