requirement
- perform semi-skilled and skilled maintenance repairs, repair of equipment
- observe safety rules and risk assessments
- intermittently analyze problem equipment’s, interpret work orders
- able to explain jobs to others
- knowledge of electrical, energy management, mechanical, HVAC, card access control, alarm, and security camera systems
- manage inventory control
- understand federal, state, and local, laws, codes, and regulations
- knowledge of construction practices
- manage material needed for workorders

- flooring and tile repairs
- sheetrock repairs
- painting
- water remediation tasks
- roofing repairs
- troubleshooting techniques to identify source of plumbing leaks
- fire safety inspections
- troubleshoot equipment and systems
other general responsibilities
- maintaining all grounds
- assist in maintaining sidewalks
- assist in maintaining public walkways
- assist in maintaining stairways
- assist in maintaining building exteriors
- assist in maintaining lobby, amenity areas and all common areas of the property
- assist in maintaining workshops organized and clean
- assist with snow removal when needed
- adhere to all applicable codes, company policies, property policies, regulations, and safety rules
- report any issues to the facility team lead or property manager
- report low inventory of supplies to the maintenance manager
- perform preventative maintenance tasks
- painting tasks
- carpet cleaning
- pool maintenance and cleaning
- install appliances and equipment
- respond promptly to residents’ requests as assigned
- knowledge in the use of maintenance tools and equipment
qualifications
- Five to ten plus years of experience.
- Proficiency and in-depth knowledge of equipment and systems.
- Manages complex troubleshooting,
- Independently perform a variety of semi-skilled and skilled building maintenance tasks involving carpentry, general construction, electrical, plumbing, painting, and heating and air conditioning systems.
- must have a valid driver’s license and reliable transportation
- high school diploma or GED required; technical certifications, EPA, HVAC, plumbing, electrical, universal CFC type 1 license a plus
- awareness of local building, fire, and safety codes a plus
- working knowledge of building trades and systems, plumbing, electrical, HVAC, drywall, painting
- strong customer service skills and ability to interact professionally with tenants and property staff
- ability to work independently, manage priorities, and meet deadlines
- reliable attendance and responsiveness to on call duties
- physical ability to lift up to 75 pounds, stand up for eight hours, climb ladders, and work in varied weather conditions
